Over a decade ago, we found a place in the Perth property market – because the needs of property investors here simply weren’t being met.

Unlike real estate agencies, our priority isn’t in sales. You won’t see us rushing between inspections or rattling off the facts and figures to pressure someone into a decision – that’s not us.

What we do

Having an investment property can be difficult. Finding appropriate tenants, sorting out repairs and maintenance, and knowing who is responsible for what, are all things you need to consider. Here at Rentwest, we take these stresses away, and place the management of your property in the reliable and experienced hands of our trusted team.

We are with you every step of the way to make sure you not only maximise the return from your investment, but also have peace of mind that your property, and tenants, are being looked after.

Getting Started

How do you determine the rent for my property?

It is our goal to ensure you receive the greatest rental return possible. To do so we look at the trends and demands of the current marketplace to come up with the best and most appropriate rent amount for your property. Should you wish to increase the price, we are more than willing to have the discussion. At the end of the day, our top priority is to maximise your return which comes from achieving a fine balance of affordability to potential tenants, and income to you.

How do you advertise my property?

We know how important it is to put your best foot forward when advertising. So we get professional quality photographs of your property which we then display across major online property marketplaces. Websites such as ‘domain’ an ‘’ are just two of the many hot spots where potential tenants will be able to view your listing. Not only do we service your property to the sites, but we go above and beyond, with feature advertising and highlighted ads to your rental stand out from the crowd.

Who decides who moves in?

You do!

That’s right. At the end of the day, it’s your choice who moves in. What we do, is simply provide you with all the necessary information for potential candidates to help you make a decision you are comfortable with. We provide you with information regarding your prospective tenant’s past and current employment history, previous tenancy records (including any arrears) and any other relevant information that would affect their living arrangements. For applicants with pets, a special pet clause must be signed, however if you choose to not allow animals at the property, that is completely within your rights.

Ultimately, we want you to have comfort in knowing the person inside your investment property, is the right fit for you.

During the tenancy

Once you have chosen your successful applicant, and the bond and first rental payment has been made, we will give the tenants the keys to the property. This is when you can step back and let us do what we do best…. Manage the property!

How do I receive my money?

We deposit the money into your account mid-month and at the end of each month. We will send you a monthly financial statement with all the information you will need, but you can also check in on the amount being paid via the owner portal 24/7.

We have a strict zero tolerance for rent arrears and if your rent is not paid within 4 days, we will issue a ‘Breach of Agreement for Non-Payment of Rent’.

How can I be certain my property is being looked after?

The upkeep of your property is extremely important to us. We treat it as if it’s one of our own. Just before the tenant moves in we conduct a thorough inspection report, noting the condition and cleanliness of every aspect of the property. We use this as a standard of comparison throughout the duration of the agreement—so we do advise you leave the property in a state that you would like to see it kept.

We undertake follow-up inspections 6 weeks after the date tenancy starts and every 3 months after that. We look for any damages or out of the ordinary wear and tear that we think requires attention. We will send through all the information from these inspections and should there be an area of concern, will work with you to come up with the best solution.

If something happens, who is responsible?

Maintaining and repairing the property is something that all parties must be involved in. There are different responsibilities for both tenants and owners that we will do our best to make clear. Again, should any more clarification be needed, then please do not hesitate to contact us.


As the owner it is your responsibility too:

  • Organise any repairs to the property.
  • Ensure that property is ‘hazard free and safe’ to live in.
  • Meet stipulations of legislation surrounding pools, Smoke alarms and RCD regulations and Corded Internal Window Covering Regulations.
  • Meet the minimum-security standards of the Residential Tenancies Act, which are viewable at

 The tenant’s responsibility is:

  • Care and maintain the general upkeep of the property, including any laws/gardens.
  • For any noise disturbances or damage related to a pet.
  • To connect and pay for gas and electricity.
Should I look at getting insurance?

There are a number of different insurance types you should look to get in order to cover yourself as the owner of the property. Landlord, Building and Contents insurance all protect the you from financial loss in unforeseen circumstances.  Whilst we will assist you in any way we can, we strongly recommend that you seek further advice on various insurance policies from qualified insurance agents.

End of Tenancy

Who decides if the lease will be renewed?

Once again… you do!

We will contact you before the lease is due providing information on the intents of the tenants as well as further market analysis that could help you decide whether or not to renew the lease. The power lies with you, and you are well within your rights to give the tenant notice to vacate the property at the end of the lease without a specific reason.

What if the tenants want to leave early?

This is called a ‘Break Lease’. In this situation the tenant is liable for all the normal conditions of the tenancy plus reimbursing you for any costs incurred in re-letting the property. These can be: advertising, rent up until a new tenant moves in, final inspection fee, reimbursing part of the letting fee you were charged. These costs will be assessed and discussed with you should a request be received from the tenant to break their lease. Tenants are required to give 21 days’ notice in writing if they are on a non-fixed term lease should they wish to vacate. If they are on a fixed term agreement this extends to 30 days.

What if I wish to sell my property?

You may sell your property at any time. However, any fixed term lease in place is guaranteed to your tenant. This means if a person buys your property and they wish to occupy it, they must wait until the tenancy is finished unless the tenant agrees otherwise.

What if I no longer wish to use Rentwest?

The Management Authority is a legal contract just like the tenancy agreement. If for any reason you wish to terminate the contract before the term ends, penalties may apply. We recommend you discuss your circumstances with us so we can let you know any implications of ending the management early.
